Why Multigenerational Living Is Growing in Florida

The math and the emotions point the same direction. Assisted-living costs in Florida run high and rise annually, while a one-time investment in an ADU for aging parents creates housing that the family owns and that adds value to the property. Parents keep their routines and furniture; grandchildren gain daily grandparents; adult children trade commute-based caregiving for across-the-yard support. For many families, selling the parents' former home funds most or all of the construction.

Accessibility Is the Architecture, Not an Add-On

The core of a successful granny flat is universal design — built in from the first sketch, not retrofitted:

  • Zero-step entry from the path to the front door, integrated into flood-zone elevation design rather than fighting it
  • Wider doorways (36") and generous circulation space throughout
  • Curbless walk-in shower with a built-in bench, handheld fixture, and blocking in the walls for grab bars — installed now or later
  • Comfort-height toilets and lever hardware everywhere
  • Slip-resistant porcelain flooring, no thresholds, no rugs by design
  • Lighting at two to three times typical levels, with night-path lighting from bed to bath

None of this needs to look institutional. Modern universal design reads as clean, open, and premium — the same aesthetic language we use across our custom homes.

Safety and Peace of Mind, Quietly Built In

The best safety features are invisible until needed. We routinely include lever-handle impact doors, a doorbell camera and simple video intercom to the main house, smart smoke and CO detection that alerts family phones, and dedicated circuits for medical equipment. Hurricane protection matters doubly here: impact windows and doors mean no shutter installation for someone who cannot climb a ladder, and a generator transfer switch or generator-ready panel keeps refrigeration, cooling, and medical devices running after a storm. In Florida heat, backup power is a genuine safety feature for older residents.

Privacy in Both Directions

The relationship works because the boundaries are physical. A detached unit with its own entrance, its own mailbox-level identity, and a screened lanai gives parents a real home, not a room. Sightline planning matters: windows placed so neither household stares into the other, landscaping that separates outdoor spaces, and a connecting path that is lit and covered. An attached suite via a home addition can achieve much of this at lower cost when the lot is tight — the key is a separate exterior entrance and serious sound insulation in the shared wall.

Right-Sizing the Plan

Most granny flats land between 500 and 900 square feet: one bedroom, one accessible bath, an open kitchen-living area, and in-unit laundry. Kitchens deserve full function — wall ovens at reachable height, drawers instead of low cabinets, good task lighting — because cooking is independence. A small covered porch with room for two chairs is consistently the most-used "feature" we build. Zoning rules on unit size, setbacks, and kitchens vary by city, which is why feasibility review is step one of our ADU construction process.

Think Two Chapters Ahead

A well-designed granny flat has a second life. When it is no longer needed by parents, a legal, permitted, accessible unit becomes a premium long-term rental, guest house, or home office — and accessibility features are increasingly valued by tenants of every age.
