The most valuable work in a luxury remodel is often the work nobody ever sees. Marble and millwork get the compliments, but the copper, PEX, and wiring behind the walls determine whether the home performs flawlessly for the next forty years — or interrupts your life with leaks, tripped breakers, and insurance headaches. If your remodel is opening walls anyway, repiping and rewiring at the same time is one of the clearest financial wins in construction. Here is how to think about both.
Why "While the Walls Are Open" Changes the Math
Repiping or rewiring a finished home means cutting access holes through completed drywall, tile, and cabinetry — then paying to restore all of it. During a remodel, that restoration is already in the budget. The demolition is done, the trades are mobilized, and inspections fold into the existing permit schedule. The net cost of upgrading infrastructure mid-remodel is routinely a fraction of what the same scope costs as a standalone project three years later — to say nothing of doing it after a slab leak has ruined new flooring.

Whole-House Repiping: PEX vs. Copper
If your home has galvanized steel or polybutylene supply lines, replacement is a matter of when, not if. A whole-house repipe replaces every supply line from the meter to the fixtures, usually routed overhead through the attic so the old under-slab lines are simply abandoned — no trenching through your new floors.
PEX has become the dominant choice: flexible, corrosion-proof, quiet, fewer fittings hidden in walls, and well suited to home-run manifold layouts that give each fixture its own line and shutoff. Copper remains the premium traditionalist's option — proven, rigid, UV-tolerant — at a higher material and labor cost. Typical ranges in South Florida run $8,000–$20,000+ for a standalone repipe depending on home size and fixture count — and meaningfully less as an add-on scope inside a full remodel. While the plumbing is open, it is also the moment to add a tankless or upsized water heater, a recirculation loop for instant hot water at distant baths, and a whole-house shutoff with leak detection.
Electrical Upgrades: Capacity for the Way You Live Now
Homes wired in the 1960s–1980s were designed for a fraction of today's loads. A serious remodel is the time to bring the electrical system to modern capacity:
- Panel upgrade to 200 amps (or more for large homes) — the foundation for everything else, and a requirement many insurers effectively impose by flagging old panels on four-point inspections.
- Full or partial rewiring — replacing aluminum branch circuits or cloth wiring, adding grounding, and giving the kitchen its battery of dedicated circuits. This matters most in kitchen remodels, where modern appliances demand more circuits than entire homes once had.
- AFCI/GFCI protection and smoke/CO detection brought to current Florida Building Code in remodeled areas.
- Future-proofing runs: EV charger circuits, pool and outdoor kitchen feeds, generator inlet or automatic transfer switch, low-voltage conduit for networking and smart-home gear.
Typical ranges in South Florida: a panel and service upgrade commonly runs $3,500–$8,000, while whole-house rewiring during a remodel generally falls in the $15,000–$40,000+ range depending on size and finish restoration — again, far cheaper with walls already open.
Permits, Inspections, and the Paper Trail That Pays
Repiping and rewiring are permitted work in every Florida municipality, with rough-in and final inspections. That paper trail is an asset: a documented repipe and rewire clears four-point inspections, satisfies insurers, and reassures future buyers in a way that "the seller says it was updated" never will. Unpermitted infrastructure work does the opposite — it can hold up closings and claims.
