10 Kitchen Remodel Mistakes a Contractor Sees Most

10 Kitchen Remodel Mistakes a Contractor Sees Most

After 25+ years of combined experience building and — just as often — fixing kitchens across South Florida, we have seen the same mistakes repeat in project after project. Almost none of them are about picking the wrong backsplash. The expensive kitchen remodel mistakes happen in planning, hiring, and sequencing, usually months before anyone notices the consequences. Here are the ten we see most, from a contractor's side of the table.

Planning Mistakes That Compound

1. Starting demolition before finishing design. The single costliest error. Every decision made mid-construction — cabinet changes, moved outlets, a different faucet — costs two to three times what it would have cost on paper. A disciplined kitchen renovation planning phase, with every selection locked before demo, is the cheapest insurance you can buy.

2. Designing around the old layout by default. Keeping plumbing "where it is" saves money only if the layout already works. Spending $100,000 on beautiful finishes over a broken work triangle is the definition of polishing a problem.

3. Ignoring what's behind the walls. Older South Florida homes hide outdated wiring, corroded cast-iron drains, and prior unpermitted work. A contractor who investigates before pricing protects you; one who discovers it mid-project sends change orders. Ask how your bidder handles pre-construction investigation — it is a core part of how we work.

4. No contingency budget. Renovating without a 10–15% reserve means every surprise becomes a crisis or a compromise.

Hiring and Permitting Mistakes

5. Choosing the lowest bid without questioning why it's lowest. Three bids that differ by 40% are not describing the same project. Missing scope, thin allowances, and excluded permits are how low bids are manufactured — and how they turn into the highest final cost.

6. Skipping permits. Kitchen remodels touching plumbing, electrical, or structure require permits under the Florida Building Code. Unpermitted kitchen work surfaces at the worst possible times: insurance claims, refinancing, and resale, where it can derail a closing. A licensed contractor pulls permits as a matter of course; details on our FAQ.

7. Hiring a fragmented team. Separate designer, separate cabinet shop, separate GC — and no one accountable when the drawings, the boxes, and the walls disagree. A design-build kitchen remodel puts planning, engineering, permits, and construction under one roof, which is precisely why we run projects that way — see our kitchen remodeling process.

Design and Execution Mistakes

8. Underestimating ventilation and lighting. A recirculating hood over a serious range, or a ceiling grid of cans as the only light source, are the two most common technical letdowns in otherwise beautiful kitchens. Both are cheap to fix in drawings and painful after drywall.

9. Choosing materials that ignore the Florida climate. Particleboard boxes in a humid coastal home, UV-sensitive quartz in a sun-flooded room, unsealed natural stone next to a pool door — the climate always wins. Specify moisture-resistant cabinetry, UV-stable surfaces near glass, and finishes rated for humidity.

10. Micro-managing the schedule instead of the milestones. Daily "why is no one here today" is normal in every remodel — trades work in sequences with necessary gaps for inspections and fabrication. What matters is a written schedule, defined milestones, and weekly communication. Hold your contractor to those, not to a headcount.

The Pattern Behind All Ten

Notice what these mistakes share: they are all preventable during planning, and nearly impossible to fix cheaply after demolition. That is also why the fixes are unglamorous — finished drawings, verified licenses, written schedules, realistic contingencies, and permits on file. None of it photographs well, and all of it determines whether the beautiful photos happen at all. The best predictor of a smooth kitchen remodel is not luck — it is how much rigor went in before the first hammer swing, and how much accountability sits with a single team once it does. Choose your contractor as carefully as your countertops, and the rest of this list largely takes care of itself.
