Choosing a Lot for Your Custom Home in South Florida
The lot you choose shapes everything that follows — the design you can build, the budget you'll need, and the daily experience of living in the home. In built-out South Florida, most "lots" are actually teardowns, and the differences between two parcels on the same street can amount to hundreds of thousands of dollars. Here's how we evaluate land before a client commits, and what choosing a lot for a custom home really involves.
Zoning, Setbacks, and What You Can Actually Build
Every municipality writes its own rules for setbacks, maximum lot coverage, building height, and floor area ratio. A 10,000-square-foot lot doesn't mean a 10,000-square-foot buildable envelope — after front, rear, and side setbacks, the usable footprint may be half that. Before you fall in love with a parcel, confirm:
- Minimum setbacks on all sides, including any special corner-lot or waterfront rules
- Maximum lot coverage and impervious surface limits (these constrain pools and driveways too)
- Height limits, which vary widely between coastal municipalities
- Any historic district, HOA, or architectural review board requirements

Flood Zones and Elevation
South Florida elevation is measured in inches, and FEMA flood zone designation drives both construction cost and insurance for the life of the home. Key questions:
- What flood zone is the lot in — X, AE, or VE?
- What is the base flood elevation, and how far below it does the existing grade sit?
- How much fill (or how tall a stem wall) will be required to elevate the finished floor?
Lots in AE zones routinely need significant fill or raised foundations; VE zones near open water can require pile construction. None of this is a dealbreaker — but it must be in the budget from day one.
Soil, Site Conditions, and Demolition
A geotechnical report tells you what the ground will carry. Most of South Florida sits on sand over limestone, which is generally favorable, but pockets of muck, old fill, or buried debris (common on teardown lots) can require remediation or deeper foundations. For teardowns, also budget for demolition permits, utility disconnects, and — in older homes — asbestos survey and abatement. We fold all of this into feasibility pricing so the land decision reflects the true cost to build, not just the purchase price.
Utilities, Access, and Orientation
Practical items that quietly shape design and cost:
- Water and sewer vs. well and septic — septic lots constrain where the house and pool can sit
- Overhead vs. underground power — and what undergrounding would cost
- Street trees and right-of-way rules — protected trees can dictate driveway and footprint placement
- Orientation — in Florida, a rear yard facing south or west means afternoon sun on your pool deck; east-facing rear yards give gentler morning light and cooler evenings
Orientation is free at purchase time and impossible to change later. It's one of the most underrated factors in lot selection.
Waterfront Lots: A Category of Their Own
Ocean access, canal width, bridge clearance, seawall condition, and dock rights all carry price premiums — and construction implications. - Deed restrictions or easements running through the buildable area
- Unresolved code violations or open permits on the existing structure
- Lots priced as "buildable" that haven't been checked against current setbacks
- Sellers unwilling to allow inspection or survey access
